We arrived in Rangiora in December 2020 and went looking for a house. Harcourts Real Estate showed us a house in January 2021 that was just about complete in all respects. The house was a newly built home in Crete Road Rangiora that the builder – Josh Maynard was adding the final touches to – sealing the concrete paths and connecting the twin ducted heat pump units.
The agent had told us the house had been built to a very high standard and had luxury features, fittings and ‘high end’ appliances. The house was a three-bedroom 188 square metre property with an ensuite, powder bathroom and double garage – just what we were looking for. When we opened the front – electric coded access – door we were immediately taken with the colour, the feel and the inviting appearance of this new house. The inspection that followed was not disappointing.
From the well designed and beautifully finished kitchen with stone bench top and matching stone splashback with exquisitely constructed and finished kitchen cabinetry through to the pantry through a gliding door to see the same stone bench top and again fabulous carpentry in the cabinets in the pantry. The kitchen sink tap was the fanciest and best functioning kitchen tap I have ever seen.
The house boasted 2.5 to 2.7 metre ceilings and four very tall, full height triple stack panel glass sliding doors off the living room, family room, lounge room and master bedroom. As expected, quality double glazed doors that just flowed so smoothly. The sliding cavity door from the lounge to the dining area was again quite a large door that also just quietly slid into place.
The bathrooms, luxury plus, with full height fabulous tile work. Again, both the main bathroom and ensuite had stylish fixtures, elegant and attractive. The main bathroom had a ‘resort’ feel to it – and our daughter in law would often visit just to luxuriate in the bath for hours. The double shower in the ensuite had a great look with ‘frameless’ very high glass panels and door. Sheer luxury, but with a superb finish and great craftmanship.
The three bedrooms were again very well finished and presented. The storage wardrobed in bedrooms 2 and 3 were just ‘perfect’. For the Master bedroom the walk-in wardrobe was just classily stylish with attractive and elegant cabinetry and hanging space. Beautifully made and fitted.
The house was designed with plenty of open feel and a large amount of storage. Apart from the kitchen, pantry and bedroom robes there were four sliding door storage cupboards that ran the full length of the lounge room. But it was just not doors -inside the huge cupboards it was fully racked with powder coated aluminium shelving, maximising space with a super clean and attractive look.
The garage was fully insulated and with a cavernous ‘walk about’ roof space that was fully lined and just so good for storage. Of note was again, the same stone finish for the laundry bench and quality cabinetry storage cupboards above the laundry bench. Not that we needed any more storage space but from inside the garage and adjacent to the laundry was another large storage room – fully fitted with aluminium powder coated racking, lights, power outlets. Just fabulous care and attention to detail and excellent finish.
Everything we observed was just perfect and when we eventually moved in the ducted, zoned, air conditioning, the lighting, the electrical power outlets were just so well positioned.
We made an offer on the same day of our inspection, secured a sale and moved in on 15 February 2021. The house was just so well built and presented we wanted to occupy it as soon as possible. Josh Maynard was so easy to deal with, talk to and discuss what was what, how the alarm system worked and how the various fittings all functioned. The initial inspection with Josh – resulted in no additional work or corrections before completing the sale. At the end of the initial settling in time we again had a walk through with Josh to finalise any errors or omissions. The walk through the house with us to mainly tell him how happy we were, how beautifully presented and well made the house was. We had not noticed any deficiencies, did not require any minor items repaired or any ‘touch-ups’. This was a very well built and finished home and so well crafted by a builder of distinction.
Our Solicitor recommended we had a building inspection report. We engaged a highly recommended building inspector who gave an incredibly detailed report stipulating how ‘true’ and well-constructed the house was. There were zero defects. After buying the house and moving in we had 16 solar panels fitted to the very well ‘solar aligned’ roof. The electricians were very complimentary about the finish in the rook, the wiring and how tidy the whole electrical layout was.
Our next addition was two Johnson and Couzins Sky Louvres. The main louvre was fully retractable over the main outdoor courtyard. J&C design and installation engineers commented on how sturdy the roof was as they had to attached specially designed and fabricated steel arms to ‘tie’ the louvre to the roof trusses for strength and security.
My wife and I cannot praise the work of Josh Maynard Builder too highly. He delivered a home of a very high standard to a very high specification and was just so easy to deal and communicate with. If I ever required to build a new house, would I use Josh Maynard – yes, in a flash. Do we recommend Josh Maynard – you bet your life we do.
